Standard Home Inspection
The purchase of a home can be the single largest investment of your life. Be certain that it is a sound investment. A Standard Home Inspection is a thorough and comprehensive, top to bottom inspection of the home. This includes evaluating all of the homes systems, such as HVAC (heating, ventilation, air conditioning), roof, foundation, electrical, plumbing, etc. A Standard home inspection is a non-invasive, visual examination of a residential dwelling which is designed to identify material defects, structural concerns, small issues that could become problematic, blemishes and cosmetics, and more importantly, safety concerns. During the inspection, numerous digital photos will be taken and incorporated into the inspection report. At the conclusion of the inspection, a CD will be given to the client containing all digital photos and a computer generated report. The Standard Home Inspection includes one out building.

Pre-Listing Inspection
The PRE-LISTING Inspection is designed for the home seller who wants to be proactive in the selling process and maximize the sale of their home. Last minute surprises can delay closings and, worse yet, potentially run off prospective buyers. Additionally, rushed or emergency type repairs can cost extra money reducing potential profits from the sale.The Pre-Listing inspection includes a complete evaluation of the home and all its systems at time of inspection. Digital photos will be taken and given to the seller via CD, and a computer generated report will be issued within 24 hours of the inspection time.

4 Point Inspection
Here in Florida, insurance companies require a 4 point inspection to be conducted on the house prior to insuring the home. A four point inspection is usually requested by the insurance carrier on homes 30 years old or older. This type of inspection examines HVAC (heating, ventilation, air conditioning), plumbing, roof and electrical systems of the home. The purpose of this inspection is to ascertain whether there are conditions of the home that may present a future liability to them. The 4 point inspection is a separate inspection from the standard home inspection. Additionally, a Four Point Inspection should not be considered a substitute for a Residential Home Inspection as it is far less comprehensive.

Wind Mitigation
Florida State Statute 629.0629 requires insurance companies to offer Florida homeowners "discounts, credits, or rate differentials" for construction techniques that reduce damage or loss due to windstorms. The primary factors in wind mitigation discounts are the wind-resistant features of the property. These features include concrete block construction, gable end bracing, a hip roof, the presence of a single or double roof straps, the type of roof covering, impact resistant glass, reinforced garage doors, window shutters, the presence of a secondary water resistance barrier, property opening protection and property topography. With the wind mitigation certification, the insurance company will be able to calculate the amount of discount and refund to the homeowner. On average, homeowners save between 10% - 40% in the first year.
